Yes. In Haiti, the notary is essential for any real estate transaction. They:
- Officialize the sale or rental by giving legal value to the deed.
- Verify the authenticity of documents and the validity of the property title.
- Protect both parties by ensuring that the transaction is compliant and secure.
In addition to the purchase price, the buyer must anticipate:
- Transfer duties — tax on the transfer of ownership.
- Notary fees — variable depending on the complexity of the file.
- Registration fees at the DGI (Direction Générale des Impôts).
- Agency fees, when an agency is involved in the transaction.
These fees are mandatory and guarantee the legality of the transaction.
