Frequently Asked Questions

REFLEXE Immobilier is a modern real estate agency offering the following services:

• Real estate brokerage — connecting buyers, tenants, and property owners.
• Property appraisal — reliable estimation of property values.
• Listing platform — allowing other brokers to showcase the properties they are responsible for.

We act as an intermediary between people looking for a property (apartment, house, land, commercial space) to rent or buy, and owners, agents, or managers wishing to sell or rent their property.

In addition to being an agency, REFLEXE is also a house bringing together two other complementary divisions:

• REFLEXE Design Studio — architectural studies, surveys, 2D/3D plans, and technical diagnostics.
• REFLEXE Technique — specialized services in air conditioning, electrical, and solar energy.

Our mission is to facilitate your real estate, technical, and architectural projects with transparency, efficiency, and professionalism.

The REFLEXE Immobilier website is designed to offer you a simple and intuitive experience:

• Search for a property — use our search engine to filter by property type (apartment, house, land, commercial space, hotel, apartment complex), by commune, or by price.
• Request a Design Studio service — access the dedicated sections (surveys, 2D/3D plans, feasibility studies, structural diagnostics) and submit your request directly online.
• Request a Technical service — choose from our air conditioning, electrical, or solar energy services, describe your need, and receive an appointment confirmation within 24 to 48 hours.
• Add to favorites — save the properties that interest you so you can find them easily.
• Submit a request — submit your request directly from the property listing.
• Personalized follow-up — a representative takes charge of your file and guides you at every step.

By creating a personalized account, depending on your status (owner, broker, buyer, or tenant), you can submit a property for sale or rent, comment on listings, and receive alerts based on your searches and preferences.

Account creation is open to everyone, but it is essential for owners who wish to rent or sell a property.

An account allows you to:

• Submit your properties for sale or rent.
• Save your favorites and find them easily on your next visits.
• Receive personalized alerts based on your latest searches and preferences.
• Comment on and interact with published listings.

To create your account, simply click on "Sign Up" at the top of the page and follow the steps.

No, browsing is free. However, creating an account offers additional benefits:

• For owners and agents, to publish and manage their listings.
• For buyers and tenants, to receive alerts, save their searches, and track their favorites.

Select the service on our site from the REFLEXE Design Studio menu, fill in the page form with your contact details, your commune and the date that suits you: we confirm your appointment within 24 to 48 hours.

In three simple steps:

List your property with peace of mind. To ensure the security and transparency of transactions, it is essential to:

• Be the owner or authorized agent of the property.
• Provide the title deeds (if required).
• Present valid identity documents (if required).

These documents ensure the reliability of your listing and build trust with buyers and tenants.

Our experts follow a rigorous process to ensure a reliable estimate:

• Property visit to assess its condition and characteristics.
• Complete survey to obtain the various floor plans of the property.
• Price valuation based on the plans, current construction costs and land value.
• Comparative market analysis to position the property relative to similar listings.
• Delivery of an official document with a recommended price, transparent and justified.

This methodology ensures a realistic and secure estimate, strengthening confidence in your real estate project.

The virtual tour allows you to explore a property in full immersion, directly from your computer or phone, without having to travel. You can:

• Discover every room as if you were there in person.
• View spaces in 360°, with a smooth and interactive experience.

A modern tool that brings you closer to your future property, wherever you are.

Invest with confidence. In Haiti, verifying a title deed relies on three key steps:

• Search at the Archives sections of the DGI to confirm the authenticity of the document.
• Verification with the DGI to ensure that the property is properly registered.
• Assistance from a trusted notary, ensuring that the property is free from any dispute or mortgage.

With the support of reputable professionals, you secure your transactions and protect your investments.

Yes. In Haiti, the notary is essential for any real estate transaction. They:

• Officialize the sale or rental by giving legal value to the deed.
• Verify the authenticity of documents and the validity of the title deed.
• Protect both parties by ensuring that the transaction is compliant and secure.

Going through a recognized notary means investing with confidence and ensuring the transparency of your transaction.

When purchasing real estate in Haiti, the buyer must plan for, in addition to the purchase price:

• The transfer taxes (property transfer tax).
• The notary fees, variable depending on the complexity of the file.
• The registration fees at the DGI (Direction Générale des Impôts).
• The real estate agency fees, when an agency is involved in the transaction.

These fees are mandatory and guarantee the legality and transparency of the transaction.

Yes. Haitian law allows foreigners and members of the diaspora to purchase real estate in Haiti. To successfully carry out your project, it is recommended to:

• Contact a real estate agency in order to find the ideal property and benefit from personalized support.
• Have the deed validated by a notary, essential to officialize the transaction.
• Be assisted by a lawyer, ensuring the compliance and security of each step.

With the support of an agency, a notary, and a lawyer, you can invest in Haiti with full confidence, even from abroad.

The price per square meter varies greatly depending on the area:

• Sought-after neighborhoods (Pétion-Ville, Laboule, etc.): around a hundred dollars/m².
• Peripheral areas : a few tens of dollars/m².
• Rural areas : even less, depending on accessibility and the potential of the land.

Every project is unique: a personalized assessment is always recommended to determine the true value of the property.

To secure your real estate transaction in Haiti, it is recommended to:

• Go through a reliable notary, guarantor of the legality and transparency of the deed.
• Call upon a financial institution, if possible, to strengthen the security of the financing.
• Work with a recognized agency such as REFLEXE Immobilier, which guides you in finding the ideal property and protects you against risks.

These precautions ensure a compliant, secure transaction carried out with complete confidence.
